摘 要

近年来天津市处于城市轨道交通建设的高峰时期，在《天津市市域综合交通

规划（2008）》中规划了外环线以内242公里的城市轨道线路。期望通过建设高

速、大运量的城市轨道来解决城市交通问题从而实现城市总体结构的优化。因此，

当前进行天津城市轨道交通站点周边土地利用优化的研究对于天津市轨道线网

的建设运营、轨道交通和土地开发协调发展以及城市可持续发展有着重要的实践

意义。

首先，本文回顾了天津城市轨道建设历史和规划，并将天津城市轨道交通使

用情况与国内外大城市进行了对比分析，提出天津城市轨道交通的建设对优化城

市结构和交通结构的重要作用。

然后以天津城市轨道交通站点的所在区位的城市功能为主要因素，距城市中

心区距离为辅助因素提出对天津市轨道交通站点的分类方法；并参照对站点周边

土地影响范围的研究一般为以站点为核心，半径500－2000米圆形区域的经验，

提出本次对天津城市轨道交通站点周边土地的研究范围为500米。其中0－200米

的圆形区域为站点核心区，200－500米的环形区域为站点影响区。

之后选择天津市的典型轨道站点进行了实地调研。通过对用地性质、开发强

度等通过调研得到资料的分析,归纳天津城市轨道交通站点周边土地利用现状的

特点。

接着根据文献分析了东京、香港、新加坡的轨道站点周边土地利用的一般模

式，并以此作为参照，将天津城市控制性详细规划中确定的轨道站点周边土地利

用性质和轨道站点周边土地利用一般模式进行对比。结合天津城市轨道交通站点

周边土地利用现状的特点。总结天津城市轨道站点周边控制性详细规划有待于优

化的部分。

最后，提出天津市城市轨道交通站点周边土地利用优化的原则，并从功能布

局、开发强度、地下空间利用、道路系统和交通设施方面提出相应优化措施。

ABSTRACT

In recent years Tianjin has addicted to the construction of urban rail

transportation with a planning of 10 urban rail transit lines and 242 kilometers urban

rail ways inside the Outer Ring Road referring to "Tianjin Urban Comprehensive

Transportation Planning (2008)".

High－speed, large－capacity urban railways are constructed and expected to

solve urban traffic problems and even to achieve the overall urban restructuring.

Therefore, the current study of land use and optimization surrounding Tianjin rail

lines has important practical significance on the construction of Tianjin rail network

operations and land development as well as the sustainable urban development of the

city.

This dissertation starts with reviewing the history of Tianjin urban rail transit

construction and the planning. Summarize the importance of the urban rail transit

construction addict to the optimization of Tianjin urban structure and traffic,

compared with domestic and foreign cities.

Secondly, considering the location characteristics of rail transit stations as the

main factors, the distance from the downtown as the cofactor, propose the

classification of urban rail transit station in Tianjin. The past experiences mostly make

the research of the extent of the land use surrounding transit sites, scoping the site

with a radius of 500 to 2000m circular area. Considering that, the paper reaches a

conclusion that the impact area of Tianjin urban rail transit stations is in the range of

500 meters, with 0－200m circular area as the core area of the site and 200－500m

annular area as the site affected zone.
